Haussmann delivered The Duke at 521 West 134th Street in August 2023, bringing 28 homes to a neighborhood long starved of new construction. Built pursuant to New York’s 421-a tax abatement program — providing long-term tax benefits while delivering affordable housing — the building sits five minutes from Columbia’s Business School campus, positioning it well for student demand. Haussmann completed construction in fourteen months and leased the building at record submarket rents.
